A nice, quirky old school place with decent facilities. Has a few 24 hour food places nearby so that is definitely a plus, right across a some major bus stops but needs a good walk to an MRT station.

Good budget hotel.. gives a good vibe staying there... Rooms are little smaller but good for business thrip n single or couple..7-11 shop, bus stop n good massage shops are just in front of gate... You walk down 800m and you will get good number of Indians n local restaurant...

The place is old and in need of repainting inside. The room that we stayed in was a bit small and the bed was sagging. They did have hot shower and a mini-ref. The best thing about this hotel is its location. It is near Little India and Bugis and has a lot of great food places.

Don’t waste your money here. Bad smell and functions just behind your room where you can hear people talking and moving chairs loudly. Even talking to reception about problems faced, nothing is done.

Pretty good and cozy hostel. The rooms at the back faces a construction site and it's pretty noisy till late. May not be suitable for light sleepers. Bed is also too soft and sinks in the middle. Other than that, location is good as there are buses and the nearest MRT is 10 mins away.

It's the best in the area. It's clean and Adam (front desk )is very nice and accommodating to our needs. If u need to eat and it's inexpensive . Go next door Ponggol on the right. Of the building from the lobby.

Bad points:
- the hotel looks better on the pictures.
- the rooms are stinky and dirty (there was dirt on the floor and on the bed)
- we paid extra for a room with window but it was very loud at day and night because Singapore never sleeps. There are construction areas everywhere and people are working there 24 hours a day.
- they said you would get 2 bottles of water for free everyday but we didn't (the water tastes very bad anyway but that is a problem in Singapore in general and not a problem on the hotel)
-it's like 3 to 5 kilometers away from the gardens by the bay and other nice places
Good points:
+ the people are helpful and there is one receptionist every time
+ inside the hotel it was quiet
+ there is a cheap shuttle service to the airport. You just have to say when you need it and someone will call it for you. It would be nice to know when you are landing at the airport so you can use the shuttle already to drive to the hotel
+ there is a bus station over the street (costs depends on the km you will drive but it's 1-3 dollars - very cheap)
I would not stay again at the Kam Leng hotel. It was okay for 3 nights. And I was glad to have an own very thin sleeping bag with me. So I didn't had to sleep on the dirt and hairs from other people. I paid like 53€ a night.

This hotel did a really good job with sticking to the overall theme that it has chosen, which is rustic and vintage. You can see it throughout the whole hotel, from the lobby, the lifts, hotel exterior and the rooms itself. Check in was ordinary, staff just asked for our documents and subsequently gave us the keys to our room. The room was small, as do most hotels in this price range. Toilet was big though however no partition or shower curtain thus do expect the whole toilet to be wet after a shower. Had rain shower, plus water pressure was strong. Bed was comfortable. Room comes with a tv, mini fridge, hair dryer, towels, air conditioning and slippers. There were areas in the room and the toilet which might seem dirty(probably were), but in a weird way it just kinda fits with the whole vintage and rustic theme of the hotel.
With that, I would still choose this hotel over the noble hotel which is just a few metres away. Both are similarly priced, however this hotel with its unique theme and slightly better rooms (though slightly smaller) would be a better choice if you're looking at hotels in that area.

Very friendly and helpful staff. Rooms are very small. The air conditioning and hot shower work just fine. It's clean. I would gladly stay here again.

Quaint atmosphere, rooms were relatively comfy but rather small. Asscociate staying there had bed bugs. Hotel itself was rather dark along the corridors giving it an eerie feeling. Located along the main road, may be inconvenient to park. Service was good, staff were friendly and helpful.

Very cozy and great hotel to stay. Located near to Hoa Nam Bldg bus stop but far from MRT station. If you want to stay here you can take MRT to Lavender then take taxi or GRAB bcs there's no bus pass this hotel from Lavender.

The location is very centralised and there are a lot of food available till late night. The room ambience is very nice. Transport is also walking distance to farrer park, little India and lavender mrt. A trip worth to go.

Kam Leng is't a bad place of lodging if you are on a budget. Singapore is rather expensive in terms of accommodation so finding somewhere clean, comfortable and cheap ain't east. Kam Leng is within walking distance to Farrer Park and Lavender MRT stations, the former a direct link from the airport. The rooms are fairly small, the beds are comfortable the room is clean. The room we had was facing the road which is very busy at all time of day and there are no black out blinds, so after a long flight this was not great. The staff were friendly, the wifi was good so wouldn't rule out coming again.

Some rooms on the street side has no glass and have wooden window so very noisy. If room not on the street side would be ok. They have breakfast which sometimes open very late but normally start serving at 8 morning. The hotel try to keep old look but rooms are cosy design.

Standards have deteriorated since my last stay 2 years back. Room is decent as the price is very reasonable for Singapore standards. But this time, I stayed in 2nd level and it was pretty noisy.
Really unlucky that during my stay, there was some prostitution ring raid in my hotel. We were pretty shocked when police knocked on my door early morning and interrogated us.
Not the hotel's fault maybe but the hotel should have allocated manpower to escort the police. How would we know if the police was a fraud?!
That morning wake up call by police really spoilt my trip. No apologies at all from hotel staff.

The hotel is at a great location, close to 2 MRT stations and to restaurants. As for the room, they were pretty clean, although kind of small, but it didn't matter to me, since I would only go there to sleep. Even though they didn't offer breakfast, I found the complementary snacks more than enough. The staff was pretty warm, I would recommend!

Got the room facing the main road, was very noisy. Sheets were stained and so were the furniture, which made me doubt the upkeep of the place. There were a few bottle caps under the bed and some other items as well.
There was a certain smell when I entered the room, definitely not the most pleasant smell. Applied my perfume on the sheets to make the room smell fresher.
Shower area is large, with basic shower things like shampoo and soap via a dispenser. Toothbrush, hairdryer and complimentary water is provided as well.
For the price, I don't expect much, however the cleanliness of the place should be the bare minimum for any hotel. I'd personally prefer to pay a little better for a better hotel which does not make me doubt its cleanliness.

I've been here for nearly a week and this is the most worthy place to stay with the same budget class. The room is comfy and just across a bus station and 7-11. I can reach MRT station within less than 10 min walking. The wifi is fast though it is hard to connect when it was nighttime. I will stay here again soon.

Affordable clean rooms. Approachable staffs. Breakfast is ok but not impressive. walking distance to MRT. Bus stop and 7/11 right across the street. Several restaurants in the area. Over all we had a good stay.

This hotel was relatively okay. Note that this review is for the smallest/cheapest room you could get in this hotel.
We booked it through Expedia for 10 days at the end of August and it was $680.
Room: The room was small! Please see my photos! We had absolutely no problems with this, but others might need/want more space than provided. The bed covered about half the room and the other half was filled with a small desk and a chair. There was no window in the room, but we did have a window in the washroom. When the lights were off, it was as if you were in a room with the blinds closed -- it wasn't complete darkness, but it wasn't bright either.
The bed was comfortable and clean. The room and washrooms were also clean. The TV had 3 channels in English: Fox News, a movies channel (this was great, no commercials, just a recent movie every 2 hours) and a channel with TV shows (also pretty nice).
We had only 2 outlets! We had to do a lot of swapping to boil water, charge laptop and charge our 2 phones, but we managed fine.
What I disliked was the amount of space to put things. The little desk was often filled with stuff (food, plans, and all their equipment as well). I tried to stack as many things as I could on their little shelf and keep the desk usable.
The fridge was a welcomed addition, but unfortunately it only worked about 30% of the time. When it did work, it worked well and kept things cool (though not cold).
The AC worked well, but it only kept things cool (not very cold at all!). I would say it got the room down to about 20 degrees which we were okay with, but perhaps others might find this too hot still.
The bathroom was very nice -- no physical bathtub or shower space. We always had hot water, so that was just great :)
Every day we got coffee, tea, and 2 bottles of water. Additionally, when we came we got 2 free toothbrushes. I imagine you could get toothbrushes every day, but we didn't need to. The room cleaning girl was very nice :)
WIFI was really good! We had no issues with it at all and were able to easy enjoy watching YouTube in high-def.
The hotel itself is old-ish in appearance. The elevator was extremely slow (we counted 40 seconds to get from main floor to the 4th floor), so we often took the stairs. The hotel also had a laptop available on the main floor with free internet. I used it a couple times.
The hotel is located 10 minutes away from 2 major train stations. Many buses going to downtown also stopped across the street from the hotel. Additionally, the hotel is also located about 10 minutes away from 3 large grocery stores: Cool Storage on Lavender (24h), Sheng Siong on Jalan Basar (24h) and Fairprice in city square mall (closes at 10PM). The hotel is also nearby a lot of food (especially Indian Food!) in little India. Little India has lots of things to see -- I would highly recommend going at night on Sunday to really see a hundreds and maybe thousands of people congregate around Mustafa Center. There's also a little mini-hawker center across the street (about 3 food stalls), as well as a 7-11 and other restaurants.
Overall, the hotel was good for the price we paid and we had a great vacation in Singapore.

Refurbished and tastefully decorated with a mix of modern and old school Singapore, this hotel is pretty charming in its own way.
In terms of facilities and hotel services, there are nothing special as it's mostly a bed and breakfast joint. (breakfast served at Suprette, which is attached to the ground floor of the hotel)
Slightly far from MRT but very close to good café and food along Jalan Besar.

very disappointing. We had to look at 3 different rooms when we arrived because our first room (and all of the others it turned out) stank of damp, had damp sheets and mould on the walls.
Had to ask for the bedding to be changed as there were two blood stains and a pubic hair on the bedding...
The aircon was so old, loud and rickety it kept us awake for most of the evenings... The windows and blinds are nailed shut so there is no natural light coming in and it's very claustrophobic - I'm sure the damp problem would be solved if the windows could be opened...
The cups and saucers and hair dryer had a layer of dust on them as if they had been sat there for weeks.
On top of all that, they charged us double (took a cash payment on arrival and then took the money again from the credit card - it's lucky we checked / had the funds available in the account otherwise we could have incurred bank charges). We have been informed that we will receive the money back within 14 days, although another staff member initially advised it would be returned within 3...
We were also advised that reception was 24 Hr and we could call to get a taxi at 3am to the airport - in fact, no one was on reception when we called, no one responded to the bell when we rang- the reception was unmanned and we had to flag down a taxi.
I would not recommend staying here, it is far from a 3 star hotel, you can get better value for your money

Value for money, decent vintage hotel. The location of the hotel is near various hipster cafes around the area (Suprette, CSH, Tiramisu Hero, etc).

Stayed here for the first time just a few days ago and I must say that the hotel exceeded my expectations in many ways. Part of its charm is in the tasteful and faithful restoration of the old architectural elements and vintage ID style of the building. Everything from the lobby to the spiral stairway to the hotel room fittings and the common area sittings are consistent with this celebration of the glamorous yesteryear. While not immediately next to any MRT stations, it's close enough to key bus stops and bus routes which are equally convenient. Will definitely consider this again for my next trip back in Sg.

Quaint decorations. The rooms are clean. However I find the rooms that faces the interior of the building lacks ventilation. This is a problem as the room (4-12) I was in became damp to the point the bedding was damp. I had to be moved to the executive room that have windows that open up. The WiFi provided is fast and reliable. The service provided by the staff was great!
