Very convenient and great place as its very near hawker centre. Has POSB bank and Cold Storage so convenient for nearby residents.

A medium sized shopping mall. Notable contents are Cold Storage, Prima Deli (their waffles are to die for. I've tried many waffles from many places, no where comes close to them), Japan Home, Sakae Sushi and a Japanese style meat buffet Steamboat restaurant up on 2nd floor.

It's ok as a local shopping area. Ground floor jst feels like they've chucked the contents of a local market inside & left it. Far too small an area for the stalls on offer. Rather puts you off going any further inside the place.

As the name stated.
I small mall in the heartlands.
But great for buying groceries and dinning. There’s also a hawker and a wet market just outside the mall for those who are looking for affordable eats and groceries.
This mall has many great food choices; such as the nyonya food restaurant and korean food restaurant that taste really good and authentic.

First time visited the Cold Storage here today! Found some sale items on cheese and organic stuff like coconut flour! Easy to access by Kovan NE line (purple color). There's a few restaurants on level 1 as well! Not too crowded on weekdays!

Nice heartland mall. Pardon the pun. 3 storey with some nice restaurants for the family with small pop up stalls and a Cold Storage for grocery shopping.

I like doing fresh produce, seafood n meats there. Good selection of hawker fare albeit long queues for the popular stalls. The Malay stalls hv good food.

Small mall with enough facilities. Food options are alright, vicinity to the mrt is a huge bonus. the addition of a supermarket is great as well, catering to the needs of the neighborhood. Unfortunately, there is a lack of big brand names and the fashion scene there is dreadful.
Regardless, for a neighborhood mall, it is acceptable and a great place to walk around in an effort to pass the time. Do note that it can get rather crowded at times which is not something that is good to say the least.

The best place for ppl who loves to eat. U can literally finds all sort of nice food here. If u are a eater hunting for good food. U should definitely come here because u do not need to even walk. After u finish one nice food, u turn around u will definitely spot another one. However the toilet is not as convenient. Ground floor toilet is always dirty, second floor only got ladies and baby changing room. If u are a guy and looking for air conditioned and cleaner restroom, go to 3rd floor. Of cos 3rd floor have ladies also.🤣🤣🤣

You can find everything that you need here.....for the people living in Kovan area this mall is a boon...cold storage, toast box, many eateries , beauty parlours and what not....a big stationary store as well (I guess its Popular)..

Conveniently right next to mrt. Has stalls for all purposes. Cleanliness is average. Renovated parts look better. Quite small of a mall.

If you are like me, not really attracted by this kind of mall just able to provide you an interminable list of restaurants and basta, you will probably love this one.
I was living in Kovan during six years, and I can say that the diversity of shops there is absolutely fantastic. You will find there whatever you need and of course if you are not too specific.
Clothes, home accessories, electronic things, supermarket, exclusive dishes particularly during our festive days, ...
Quality of the goods are not bad and generally prices affordable. Now, considering the visitors who are looking only for breakfast, lunch or dinner do not be sad, the best is also there!

Needs a new layout. This mall has been around for a while. But this mall is family friendly. Food, places for students to chill, restaurants for families to dine in.

Is a tiny mall but not too bad, you still have some variety when it comes to food choice especially if you like Korean food. Also quick electronical gadgets and cell phone company. But if you wanna buy clothes it may not be enough variety. And also no cinema

Good enough for the heartland. Has Cold Storage for groceries and a couple of eateries (restaurants and fast food). Not much for entertainment, lacks a cinema or even an arcade or karaoke.

It's a convenient place to meet up with friends and have simple meals. There are some basic shopping here and a Cold Storage super market. It's proximity to hawker centre offers more food options.

This Mall is just next to Kovan Station. Very convenience. Kovan Hawker Centre just next to it. Many tasty and reasonable price food. Cold Storage is anchor tenant and many variety of shops. It's a one stop where you can buy house hold product, clothing, food and etc....

Small heartland shopping area. There's a new orange juice machine $2 per cup. In town area you see it as $3.

The mall is not big but it has sufficient shops and goods to cater for the neighbourhood shoppers and there's a good hawker center and wet market next to it.Also there are banks and other shops next to it there are also three car parks.around the mall.

It have nice good restaurants. A hawker center next to it. Parking is always available even during peak. It has cold storage which I like. McDonald around the vicinity close to the mall. There are actually more shops than you can imagine. Great place actually.

Went to the mall during lunch... Surprise surprise, all the malls sell rather affordable items that you will surely find something useful... Less crowded during weekday lunch hour.

Small, community mall located conveniently above Kovan MRT Station. Wide range of food options including Japanese, Peranakan, and Korean cuisine. Good mix of other stores (e.g. supermarket, home supplies, dental care) as well.

I loved the friendly service and reasonable pricing of the peranakan food at Ivins.the buah kelauk,babi pongteh,and bak wan kepiting is yummy.

A very small mall, but so amazing. There are all kinds of stuff here. From the cold storage to sushi, thai food, korean food, etc., to services on the second floor, it is very exciting and refreshing mall.

A neighbourhood mall veering towards the smallish side, but with enough selection of clothing/food/telco/supermarket/pet/book stores etc. Walk a bit further however, and you would find neighbourhood shophouses sprinkled around the outside of the mall, and you can get other stuff not found within. For example, there is a large hawker centre just outside the mall, and a Fairprice supermarket within walking distance.

The Peranakan eatery Ivins is key for me in liking this place. I like local food stalls / snacks and wish it had more of that.

Dated and quiet place, but I come here for their Qiji and Yoshinoya once in a while. Lola's Cafe and Punggol Nasi Lemak is just across the road.

Small mall with Cold Storage supermarket which is well stocked. Good mix of eating outlets including fast foods, toasts outlets and restaurants. Hawker centre next to it has a lot of good food too.
