We had an enjoyable time at Jan Boutique Villas, the staff looked after us and were able to help us with directions and bike hirage.
The villa itself was run down and need some love and attention to bring it back up to international standards. It was lovely having a pool to ourselves and kitchen facilities, just unable to use the kitchen facilities due to the disappointing state of the kitchen.
Overall we enjoyed our visit and it was wonderful having out breakfast delivered to our room each day.

Lovely boutuque villa, beautiful pool to ourselves which was amaxing! Room was clean and room service and housekeeping was great! The staff came by daily to spray the rooms also for mosquitos which was great! Got breakfast to our room daily and was able to relax in the villa. Its down a laneay which was quiet but didnt fancy walking it alone by night even though it was safe as was a bit back from the main street. Highly recommend this place and had a very enjoyable stay. Very close to the shops and some bars!

Nice lace to stay in ubut. Close to the beach but not very close. It's away from the real tourist crowed. It's 10 min walking away from the beach. It's also quite.

I hate writing bad reviews especially I see that the staff did try their best. So let me be clear, these 2 stars are for the wonderful team of staff. The hotel really needs to work in all other areas.
We are a couple and this is our 2nd stop in Bali. We opted for the 2 bedroom villa after reading about the smallish single room villa. We got Villa 15 which is at far end of the property. At first glance, the beautifully designed villa with bamboo roof and high ceiling was pleasing to eyes.
It’s a real pity that the management did not upkeep the property. Part of the dressing table laminates had peeled off which could be easily fixed with wood glue. The bathroom had a weird sewage smell. The shower area drainage was really weak. Declogging / plumbing work definitely needed here. There were algae and mold on the crevices around the villa premises which could easily be cleaned off with commercially available cleaners. The wardrobe was really worn out and I fear that the sliding door may fall off soon.
The bamboo roof creaks at night which can be creepy. I had a feeling that there was a lizard colony up there as lizard droppings appear on bed linens from time to time.
Then, the patio door facing the pool in one of the bedroom could not be closed once opened. This led me to suspect that it had been ages since the management arranged any form of structural refurbishment and upkeeping.
On top of this, 2 out of 3 TVs in our villa were not working. As we headed out right after checking in, we discovered the various issues pretty late at night. There was no phone and we were too tired to make our way to the counter. So we decided to request for assistance the following day. They managed to fix the TV but not the door. We decided to shut the door to prevent mosquitoes getting in.
And the room service takes 30mins - 1 hour as the in-house chef knocks off at 4pm. They have to deliver the food from another branch. So do place your order early.
The mosquito infestation was very bad. Yes, the whole island was filled with them but it was particularly bad here. It was so bad here that the each villa was equipped with insecticide and repellent. We did follow instructions to keep the bedroom door closed at all times and allowing the evening insecticide spraying service. However, we could still hear the buzzing of mosquitoes at night.
The laundry service is a joke. It’s closed on Sundays. I wasn’t informed about this and couldn’t find this term in the form when I passed my laundry to the hotel counter staff on a Saturday early afternoon. What made me really mad was there was at least four laundry shops within 300m from the hotel. If I knew about this earlier, I could have sent my laundry to the other service providers.
And because the laundry was closed on Sunday, we were not provided any clean towels during Monday room makeup until noon. Again, I was only informed when the room make up team cleared all my towels. Luckily, I did not need to head out urgently.
Also, some of the towels were really worn out and stained. We had a mixed of usable and stained towel during our stay. The beige colour floor mat was particularly dirty looking. I feel the hotel should just replace all the towels.
On our last night, a cockroach fell on our bed shortly after we tucked in. I am extremely terrified of cockroaches and although my husband killed it, I was too spooked and couldn’t sleep for the whole night.
In conclusion, it seems as if the owner built a nice property then left it to rot. I was given impression that the management is taking an extremely stingy approach towards managing the villas and would only fund additional upkeeps only when it finally crosses the threshold of their guests’ tolerance.

The villa was awesome with plunge pool and big bathroom with double bath. Breakfast was delivered to our private kitchen daily at the requested time. Many mosquitoes and caterpillars in and out. The staff mostly had no difficulties understanding English

The staff are amazing and so friendly I find the villa to be first class in all aspects the food is awesome as well

We have stayed at Jas Villas Seminyak, this time here at Jas Boutique Villas Seminyak (close to Bintang Supermarket) and next time we will stay at the Jas Green Villas in Seminyak, just behind their original Jas Villas.

We stayed in villa two bed room , very nice , clean pool good friendly stuff very helpful.
Not good option for breakfast, little far from beach n desired places in seminiyak square.
