really nice place to stay at! Mind-blowing design, many attractive features, and good service. We were able to use free car to go to the center of Ubud when we needed. Just had to ask about it and in 0-15 minutes were ready to go. Food at the restaurant was good enough and for reasonable price.

Found this place on AirBnB and booked in advance.
And it was the good choice.
Tasty food in a small restaurant. Which was Indonesian and European.
My wife enjoyed the yoga space.
And for me 50 miters long pool was the best place for relaxing:)
We liked the free shuttle to the center Ubud, it was very helpful in daily trips.
Also manager helped to organize toors for reasonable prices.
Perfect place for vacation! Enjoyed every minute staying here! Wonderful design! Friendly staff! Will return 100%. Highly recommend!

Me and my family stayed here only for a few days but enjoyed every minute. Free shuttle to Ubud, giant pool, jumping towel( which was surprise). Will definitely come back.

Well, I;ve booked this place for retreat in April, 2018. While preparing for arrival I read a few reviews which seemed scary, so, I was a little bit concerned about how everything was going to happen. But, from the moment we arrived to Eden Estate till the very end of our trip- it was just magic!Me and my guests really liked the design, pools, delicious food in the restaurant, it was very convenient to have meals there for our quite big group. They have a few villas on the compound, so, I now know which one of them would be the place for my stay next time I come to Bali with my family :-) I am talking about Sunset Villa. Eden estate looks at the same both old and as stylish and with modern conveniences. Sometimes it was cold at night, so the staff gave us warm blankets. it was fine. And yes, the prices in the restaurant are ok for the local area.Free shuttle was useful. we , personally enjoyed wakening up early and walking in the rice fields all around. There is something special about it :-)

BEWARE: Don't let the pretty pictures fool you!!!
I actually hate writing this review, but my experience at this hotel was so very frustrating that I just have to warn future travellers.
I had booked a two night stay through Airbnb, excited about the look of the stunning villa over two levels with private pool, expecting this to be the nicest place of all the ones I booked for my Bali trip. Oh how wrong I was!
Firstly, getting to the hotel is tricky as they seemingly don’t have an official hotel name. As suggested by others, this may be so people who research don’t find the MANY negative reviews. However our driver did manage to find it eventually and arrival was pleasant, so I wouldn’t add this to the issues we had.
However, the villa we stayed in… I don’t even know where to start:
- The main door hardly locked, there were gaps where anyone could have peaked in to watch what we are up to
- The worst wifi connection you can imagine
- Electricity that keeps shutting down (only seconds at a time, but constantly on-off, on-off)
- The AC does basically nothing in the big room
- The AC next to the bed upstairs smelled damp and mouldy
- Stains on the bed linen and the nets covering the bed
- Half lose wooden planks on the stairs
- Wobbly hand railing
- Sticky floor in the kitchen
- Dirty cutlery and kitchen towels
- Dirty pool, green tiles
- A broken towel rack (like, it was falling apart, you won’t even believe it!)
- A pitch black bathroom (there is no way you could get ready in there)
My friend and I felt so uncomfortable that we not only requested fresh sheets to sleep on the couch, but also requested for the reservation to be amended to a one night stay. This was confirmed by the front desk staff and the manager on duty. But the real drama began when managing the reservation online through Airbnb. I was kept waiting, was given wrong information, my summary of the issues was challenged that they can’t be right etc. etc. Luckily Airbnb helped here to get this resolved and I got my money back for the second night.
Also, the property grounds itself didn’t make a nice impression either. Natural ponds that were empty, with only mud and half rotten plants to remain. Not enough lights in the dark. A restaurant that prepared for a group arrival for dinner and had therefore no time for two hungry girls showing up approx. 3 hours prior to that (the spaghetti we had were great though).
Guys, please be aware this property won’t be what you are hoping for. It may be ok for the yoga groups they host, but individual travellers won’t be happy here.
If you do encounter problems, make sure you document and take photos as proof so you have something to base your refund requests on. That would have made it so much easier for me.
Overall the hotel has great potential but needs some serious TLC. And staff who care about both the property and the guests.
Good luck!

Spent 8 nights at Eden Estate. Had an absolutely wonderful time in the Sunset Villa. All the staff were outstanding in my dealings with them. The free shuttle bus into Ubud makes it easy to get in and out of the action, you do have to wait a little while (15-30 mins) but hey we were on holiday and not in a rush.
The only downside is the sound of dogs and roosters at night but you are in the country and its outside of the staffs control.
If I head back to Ubud I would definitely be looking to see if there are any vacancies.

We actually going to stay at Legon Guest House (tbh we didn't know it's a guest house, we thought it was a private villa since we booked it on airbnb), but it's full booked and they compensate us to stay in Eden Estate. It's very beautiful tbh but one of the reason why we wanted to stay at Legon is because of the kitchen & Eden didn't have it. They also didn't give any drinkable water in the room, thankfully we already bought a box full of bottled water. After the first night, the room had water leaked from the bathroom sink. Thankfully the staff fixed it though we had to remind them again. They had 3 pools, small pool near entrance, medium pool near cafe, & larga pool in the back. Tbh i don't know the concept of this villa(?)/hotel(?), cause it's more like they only provide the place & no facilities without additional charge (no water/breakfast). I think it's a good place to isolated yourself since it's quite far from center Ubud. Every room seems like had different theme/design & it's quite comfortable. Since we got compensated, we actually only pay around $100 for 2 nights stay in 2 bedrooms flat. And we got free extra bed charge. Anyway, don't expect much bout the place, just enjoy your stay as much as you could 😎

Amazing place.
Luxurious.
Don't judge from the outside.
The access road is difficult and the neighborhood is rundown.
But inside the villa complex are stunning 5star rooms.

Nice designer rooms/interior. Rural and close to earth feel, many pools, beautiful landscape design, rice fields, jungle behind the window. Free transport to Ubud and back (very big pro when its the rain season). Some repairs ongoing. Also experienced a power outage. Restoran good value.

Lovely, thought I wish there was WiFi in the rooms. But I would certainly stay again.

Tolle appartments.

Magnificent!!

Dirty.
Large holes in mosquito nets.
Stained laundry.
Suspect there are bed bugs.
Frequent power cuts
Water flow needs electricity for some reason so frequent water cuts too
Mushrooms growing in bathroom
Restaurant closed because a large group booking wanted it to themselves
Shower floods when used for more than 1 minute which then floods the bedroom
Noisy construction work in the lobby
Surrounded by cockerals crowing all night
Staff leave villa unlocked after cleaning
The shuttle service they run into Ubud is unreliable and we ended up getting taxis
When we complained the staff became aggressive and were banging on the door scaring my family.
Booked through air bnb but they say they have no idea who the "owner" is in air bnb so won't give refund.
Horrible place. Leaving early and cutting our losses.

Don't trust the pictures posted online by the management company. The room shown us was very different and disappointing. When the manager refused to cancel the booking, we had to appeal to Airbnb to resolve the situation.

Eden estate
Took us ages to find this place which we finally found out was called Eden Estate. Tried to phone them but no reply to get more instructions, others at villa had the same problem. Our room was comfy enough, but no hand towels, floor mats, very basic. Also wi-fi has not worked for 2 days, free breakfast was chewy pancakes, dry bread not toasted. You can pay extra for eggs etc. Very dark at night so hard to see where you are going. Staff not that friendly & poor English. Great pools x3, nice garden surrounds but a lot out of the way to Ubud central, they do however offer free transfer in & return daily.
Not sure if this has just got new owners & hope guest's reviews give them the opportunity to improve in some areas. You can buy basic food for lunch & dinner, very plain. No fridge in room to bring cold drinks back or food from Ubud. No drinking water available apart from the kitchen, having a jug in the room would help to boil water and at least make a tea or coffee. Bathroom at night is also really dark.
